As one of the first office buildings in an innovative hybrid timber construction, TRI belongs to the most sustainable office building in Munich. Its cutting-edge energy standards provide the basis for planned platinum certification from the German Sustainable Building Council (DGNB) and certification from the International WELL Building Institute (WBI).

Sustainable use
of resources

In addition to the use of timber as a sustainable raw material in the form of more than 900 beams and columns, the primary focus is on the recycling and reuse of old materials from the previous building on the site. A comprehensive “material passport” documents this process, providing the foundations for a transparent and environmentally friendly use of resources.

WELLBEING
THROUGH SUSTAINABILITY

  • Approx. 25% reduction in embodied CO2 emissions compared to conventional building design
  • Reduction in CO2 equivalent to approx. 6.2 million flight kilometres or approx. 155 flights around the world
  • Binding of approx. 1,100 tonnes CO2 in the wooden component of the supporting structure
  • Reduction of CO2 emissions in operation by more than 65% through “on-site” photovoltaics, efficient building technology and avoiding the use of fossil fuels
  • Proven increase in employee productivity by approx. 15% through use of wood as a building material
  • Improvement in air quality thanks to the humidity-controlling properties of wood
  • Reduction in blood pressure, heart rate and stress levels
  • “Cradle-to-Cradle” principle with documentation of all materials in a material passport to ensure reuse or recycling after useful life in TRI
  • Use of rainwater to water greenery
